- What happens if I decide to sell my Unit?
- If you decide to sell, you are free to do so at whatever price you wish, the actual sale is simply a sale / assignment of your lease.
- What is a “Dual Key” Apartment?
- Simply put the apartment has two entrances and sliding connecting panels which allow us to convert the two bedroom unit into two one bedroom apartments, a suite with bedroom, living / dining area and terrace and a standard one bedroom hotel style unit, the terrace can also be divided. This allows us greater flexibility with room inventory allowing us to maximize the rental potential on behalf of owners. In addition it also means owners can choose to stay in either the suite or standard one bedroom unit whilst leaving the other in the rental pool so they can stay and earn at the same time.
- What charges will I have to pay if I stay in my unit?
- Owners can stay for up to of 42 days in one year without any room charge; above this you will be charged 15% of the prevailing room rate.
On other services such as food & beverage, massage treatments, minibar etc owners will receive a discount at the discretion of the management, currently the discount is 20%. - Can I decorate my unit to my own taste?
- Regrettably the answer is no. The reason is that we have to present a consistent product to effectively market to travel agents, in addition from an operations standpoint having a standard set up makes housekeeping, maintenance and insurance easier to manage.

- What happens if something breaks down or needs replacing in my villa?
- The management company will take care of all routine and minor maintenance which is covered by the annual maintenance fee paid by owners, in addition from year two we shall hold a minimum US$1,000 of the maintenance fee from each villa in a replacement and reserve account which will be used for programmed upgrades as required.
- What about insurance?
- The management company will take out an all risks insurance policy in line with normal hotel standards for the whole property.
- How will the rental rates compare with other properties in Phuket?
- Incredibly favorably, given the quality, services and location Dharma-Natai will be priced between standard hotel accommodation and high end villa resorts.
- Our strategy is to offer a favorable introductory rate in year one to generate awareness and interest and then build on the rate in consecutive years.
- How do I receive the income from my unit?
- Owners will receive a monthly income statement and management report, payment of owner’s income will be paid on a bi–annual basis into an account of your choosing. The accounts will also be subject to an annual audit.
- What happens if I want to stay in my unit and it is already booked?
- As long as we have availability, you will be offered another similar unit, this will be treated the same as if you were staying in your own unit.
- What if I have friends who want to stay at Dharma-Natai?
- Each owner is required to supply a members list to the management company. The members list sets out members of the owners immediate family or partners who shall be considered as members of the owners group and enjoy the benefits of ownership.
All other friends or associates will be treated as normal paying guests, however if an owner makes a booking on behalf of friends they may be entitled to receive a special discounted rate at the discretion of the management and subject to availability. Initially the discount shall be 20% off of prevailing published rates. This discount shall also apply if owners wish to book additional villas for themselves or friends traveling in their group. - How long will construction take?
- Construction in Phuket is more of an art than a science and is obviously somewhat subject to the rainy season, our target is to complete construction within 15 to 18 months and have penalty clauses in the construction contracts for delays which we are confident will enable us to achieve our targets.
